Confirm the layout before equipment arrives

Identify where the home or homes will go, the delivery route, driveway, and areas you want to keep wooded. Share a survey or available site plan. Property boundaries and the limits of the work should be clear before clearing begins.

Coordinate with the home supplier and local officials

Ask the retailer or installer what the home’s installation instructions require, including the foundation and anchoring system. Check applicable zoning, permits, and utility or septic requirements with the relevant local officials and providers. Those decisions can affect placement and the ground work needed.

HUD’s manufactured-home resources explain the importance of proper site preparation, suitable foundation conditions, drainage away from the home, and delivery access. The requirements for your particular home and site should guide the work.

Define clearing and stump removal

Explain whether you want a fully opened area or just the home footprint and access route. Agree on which trees stay, what vegetation is removed, and how stumps, roots, and debris are handled. A mulched surface and a cleared area with below-surface work are different scopes.

Review grading, drainage, and access

Share the installer’s requirements and any grading plans. Discuss the condition needed for the next phase, how water will be managed, and whether delivery equipment can reach the home location. Additional evaluation may be needed before deciding on fill or other earthwork.

Our one-acre Ridgeland clearing project

Jennings Land Management completed complete clearing of a one-acre property in Ridgeland, SC to prepare for a couple of mobile homes. See the before, progress, and finished-clearing photos in the project story. The documented work was clearing; it does not establish that foundations, utilities, or home installation were included.

Make the contractor handoff clear

  • Who confirms the home placement and site requirements?
  • Which clearing, stump removal, and grading tasks are in our estimate?
  • Who handles foundations, anchoring, utilities, septic, and installation?
  • What condition must the site reach before the next contractor starts?

For an estimate, send the location, proposed number of homes, approximate clearing area, access photos, and available plans. Explore Ridgeland land clearing and our other SC and GA service areas, or read how clearing differs from site preparation.
