Prepare the ground for the next phase
Jennings Land Management handles site preparation for homesites, mobile home locations, and property improvements. We review the intended footprint, access, existing ground, and drainage so the estimate reflects how the site needs to function. Share the installer or builder requirements before pad work is priced.
Clearing, stripping, and suitable fill
Site preparation may include clearing the work area, removing stumps and roots, stripping organic surface material, placing suitable fill, and shaping the surrounding grade. A dirt pad should be planned around the project specifications rather than a standard depth used for every property.
Pad placement and compaction
Fill selection, layer thickness, moisture, and equipment need to suit the ground and project requirements. Discuss required elevations, pad dimensions, compaction testing, and who provides the design or acceptance criteria. Required engineering or testing should be identified in the scope; a finished-looking surface alone does not establish compliance.
Mobile home access and existing utilities
Delivery trucks need a workable route and room to maneuver. Existing septic systems, wells, power poles, buried lines, and structures can affect the layout. We discuss protection areas, delivery access, pad location, and how surface water will move around the prepared area.
What affects a site prep estimate
The amount of clearing, unsuitable material removal, fill quantity and delivery distance, access, pad elevation, and surrounding grading affect cost. Send the property location, pad dimensions, photos, and any builder or installer documents. We can then discuss the earthwork and the services that need to be coordinated separately.
Questions property owners ask
Can you prepare a mobile home site?
Yes. We can discuss clearing, dirt pad work, access, and grading for your property. Provide the home dimensions and installer requirements to define the earthwork scope.
Is every dirt pad an FHA-approved pad?
No. Requirements depend on the home, foundation, lender, and project documents. Tell us the applicable specifications and any required inspections before the scope is agreed.
Does site prep include utility installation?
Utility connections, septic work, foundation construction, and other trades should be identified separately. Your estimate will define the earthwork included.
